Standard Home Inspection:

This is the service which the majority of home buyers request. After the “Home Audit”, this is the most thorough inspection I offer. It involves the “educational tour”, written report and ongoing telephone and email support. The educational tour involves explanation of everything I have observed during the inspection and putting that information into perspective, what to expect for the next few years and answering any questions that you might have. “There are no silly questions!”.

I strongly recommend this inspection for first time home buyers and home buyers that are nervous or have a lot of questions.

Pre-Listing Inspection:

This inspection is popular with vendors that want to minimize their stress during their transaction and with listing agents and lenders that don’t have access to a vendor to fill in a “seller’s property information statement”.

Some vendors use a Pre-list Inspection to help them fill in their “seller’s property information statement” to fulfill their duty of full disclosure.

A Pre-list Inspection can also help simplify negotiations by eliminating the home inspection clause or if there still is a home inspection clause by knowing there will be no surprises from it.

This service also includes answering calls from prospective buyers.

Independent Property Information Statement:

This is a written summary report from a standard home/Pre-list inspection. There is no verbal report/support with this statement. The verbal report/support is available for an additional fee.

This type of information is good for an experienced buyer/agent who wants up to date information about the physical aspects of the property but doe’s not want a full inspection with a verbal report.

This type of report is a good substitute for a “walk through” inspection or a Pre-list Inspection.

Homeowner Maintenance Inspections:

This type of inspection is invaluable for home owners that want to keep their homes in tip top shape! This is also a good inspection for home owners that have investment/rental properties that they have to maintain. I also offer a pre-renovation consulting service.

Consulting Services:

This could be anything from leaks to renovation consults to single item inspections. There are a multitude of specialized inspections possible on a home. Complete Home Audit Inspection:

This is a very in depth analysis of the entire home that involves destructive testing and takes anywhere from 2 weeks to 2 months to perform and can involve up to 50 independent inspections and may cost thousands of dollars depending on the number of specialists required.
